South West Exeter is a new development of 2500 homes and employment land. 2000 of these homes will be in Exminster Parish, in the area coloured purple on the map below.

The development will be known as Matford.

Residents of these new homes will almost double the current population of the Parish.

All District Councils are required to deliver a number of houses to meet demand. This development, alongside others in, for example, Newton Abbot and Dawlish will help meet Teignbridge’s quota.

Work has already begun on the highways infrastructure. Details of what is planned and updates on the progress of the work can be found on Devon County Council’s website.

There will be a new pedestrian and cycle bridge over the A379 to enable the community on the north side to connect with the school and community facilities. The Ted Wragg Multi Academy Trust are responsible for the all-through school called Matford Brook Academy.

It’s not all about housing though.

There will be a Suitable Alternative Natural Green Space (SANGS) in the area shown in lime green on the map. This will be opened in phases as development progresses. In the meantime, here are some photographs of the work in progress.

The SANGS will be known as Ridge Top Park and when finished will be similar to, but larger than, Dawlish Countryside Park.

It will be managed by the Land Trust.

There are currently three developers building the houses in phases. Cavanna Homes, Vistry and Barratt Homes.

Road layouts and detailed designs of the properties can be found on, Teignbridge District Council’s planning portal.
